APPLICATION POLICIES AND PROCEDURES

We would like to thank you for considering our community for your future home.
In order to process your application in a timely manner, the following items are required.
For the online application, you will need to provide the following items:
- Fill-out the application below thoroughly and truthfully.
- An application fee of $35 will be collected per applicant or $75 for married couples.
Once your online application has been approved, you will need to provide the following items:
- We will need copies of your two most recent paycheck stubs or a typed letter (on company letterhead), from your supervisor or Human Resources Department stating your monthly salary and length of employment.
- To verify other sources of income, a bank statement must be provided or an award letter for SSI or AFCD.
- We will need a copy of 2 ID’s (1 must be state issued).
- A minimum holding deposit of $300.00 is required.
All move-in costs & deposits must be paid by Money Order, Cashier’s Check, or Cash.
To qualify for residency we ask for the following requirements:
- Applicants must be at least 18 years of age.
- Maximum number of occupants per apartment home will be:
- Studio
- Two Occupants
- One Bedroom
- Three Occupants
- Two Bedroom
- Five Occupants
- Each applicant must make two and 1/2 times the required rent amount. Income may be combined for married couples.
- A minimum of Six months employment is required. If less, previous twelve months history is required.
- A minimum of Six months rental history is required. If you own your home, we may need verification from the mortgage company if it cannot be verified on your credit report.
- Rental history from a relative will not be considered
- If a rental history is from a private owner, a copy of the lease agreement or 6 months of
receipts is required. - First time renters may be asked to pay an additional security deposit.
- Criminal Background must not reflect any crimes against persons or property or that could be conceived as a threat to the health and safety of the community, or that may conflict with the Crime Free Addendum. Management has the right to refuse an applicant based on criminal history.
An application will automatically be denied for the following reasons:
- Anyone having been convicted of manufacturing and/or distributing a controlled substance.
- Falsification of any information on rental application.
- Anyone currently in the process of filing bankruptcy or has an open bankruptcy.
- Credit report shows unfavorable credit.
- Poor rental history of any applicant which includes but not limited to, more than 2 late rental payments; notice for non-compliance of the lease; failure to give landlord a written 30-day notice to vacate; damages to current or previous dwelling; or any outstanding debts owed to current or previous landlords including evictions or judgments.
